LANDLORDS BENEFIT FROM HOUSING CHOICE VOUCHER (SECTION 8) PROGRAMS IN MANY WAYS

  • Timeliness and stability of payments that you receive from EHA. Direct deposit makes it easy.
  • Every other year EHA will conduct a Housing Quality Standards (HQS) inspection that will alert you to potential problems; however, special inspections may also be conducted on an as needed basis.
  • Access to 1,500 active renters in the greater Evansville area. On any given day, EHA has multiple families actively searching for a new place to call HOME.
  • EHA participates with the GoSection8 online rental listing service that is available to landlords at no cost.

HOW DO I BECOME AN EHA LANDLORD

If you agree to lease your unit to an EHA Housing Choice Voucher program participant, you and the tenant must complete and return the preliminary paperwork to EHA. EHA will review this paperwork and schedule an inspection of the unit. If the unit and the rent are approved, the owner and EHA execute a Housing Assistance Payments (HAP) Contract. Screening of potential tenants is your responsibility as owner/property manager, EHA cannot guarantee or recommend the suitability of any tenant. The HAP contract amount paid by EHA is a percentage of the total rent amount.

GoSection8 provides an enhanced program to list rental properties online. Listings are available to potential Housing Choice Voucher tenants seeking apartment units, duplexes, single-family homes or townhomes in the private market.

Please be advised that offices are closed to the public at this time and until further notice due to the COVID-19 pandemic.  However, staff members have returned to the office to conduct essential functions with clients through phone, mail, and email correspondence.  Precautionary measures are also required of staff while at work including but not limited to social distancing at all times, wearing face-coverings when not able to social distance, hand-washing, increased use of hand sanitizer, and professional office sanitization at the end of each day.

If you need to submit paperwork to the office, a secure dropbox is now located at the entrance of the HCV (Section 8) Office located at 411 SE 8th Street, Evansville, IN 47713.  You may also use the dropbox at the EHA Administrative Office located at 402 Court Street, Evansville, IN 47708 during working hours only.  (Monday – Friday; 8am-5pm)
